Job Responsibilities:
Preparation of monthly/annual operating statements and budgets including, variance analysis and forecasts for management review.
Daily interface daily with external partners/operators, contractors, senior lenders, property managers, leasing brokers, vendors and other consultants.
Extensive investment involvement.
Prepare and deliver concise presentations to senior management/investment committee including recommendations to preserve, enhance and maximize value.
Prepare comparable valuation and market analysis.
Work with outside legal counsel and other advisors .
Negotiation of leasing, property management and financing documentation for real estate assets.
Review and process capital expenditure and construction draw requests.
Financial modeling and valuation analysis.
Prepare financing, leasing, sale and acquisition proposals for various third parties.

Job Requirements:
Bachelor’s degree required; MBA or Masters Degree in Real Estate or another related field a plus.
Minimum of 7 years real estate asset management experience required.
3-5 years of investment analysis and valuation experience required.
Value add and market repositioning experience required.
Travel is required.

A well-established, national real estate investment and property management company has a newly created opportunity in Orlando Florida for a Vice President to lead our fee management Multi-family operations in the Southeast. This key executive position reports to the CEO and is responsible for managing the client services portfolio of apartment communities with the goal of maximizing operating performance and achieving the company’s financial goals.

Responsibilities:

- Deliver profitability of operations and ensure client satisfaction.

- Review and analyze financial and operational reports in order to conceive and implement on-going and required action plans.

- Scorecarding key functions and metrics – Management of Regional executives who oversee a portfolio of regional managers and apartment communities – Analyzing market conditions, occupancy trends, competitive pricing and product in order to make necessary adjustments to market rents, renewal rates, and retention programs, and leasing incentives.

- Lead residential operations through staff education, training, policy enforcement and accountability.

- Providing supervision and mentoring to direct reports and portfolio staff.

- Extensive travel is required.

Requirements: – Bachelor’s degree and 10+ years of progressively responsible real estate executive level experience; Master’s preferred. – Thorough knowledge and understanding of real estate markets, profitability and turn-around strategies.
. Significant experience with leading fee management assignments for institutional clients is required.
. Proven experience in leading apartment communities to 100% occupancy levels and 99% collection levels.
. Experience with troubled assets and complex turnaround efforts is required. – Ability to translate operational policies and procedures into daily management practice.

BASIC FUNCTION: Oversight
of Low Income Housing Assets, including equity positions and/or debt
positions associated with those assets. Position requires proactive
management, including analytical review of property level financials, Section 42 Low Income Housing Tax Credit (“LIHTC”) compliance
monitoring, physical site inspections, regular interaction with general
partners, sponsors and property managers, processing waiver and
modification requests from general partners, recognition of negative
trends, and resolution of problems as necessary. Position
also requires risk rating assets in the portfolio and watch list
reporting as well as interaction with and reporting to investors.

ADDITIONAL FUNCTION: Position
requires
(i) a solid understanding of LIHTC regulations;
(ii) the
ability to understand ownership and equity investment documents and
debt instruments;
(iii) a thorough knowledge of multifamily real
estate; and
(iv) oral and written presentations to internal and
external parties.

MAJOR DUTIES: (i) Monitor
portfolio of assets financed with tax-exempt financing, agency debt,
traditional financing, and low income housing and/or historic tax
credits; (ii) report on asset performance through risk rating and watch
list reports; (iii) proactively identify asset and market issues; (iv)
teach junior members of asset management group.

BASIC REQUIRMENTS:
Candidate must have strong analytical, negotiation, communication skills (both verbal and written), financial and computer skills. Candidates should have excellent time management and organizational skills.

Candidate must have at least five (5) years experience working with LIHTC assets. Other experience such as managing multifamily real estate portfolios, real estate development, loan originations, underwriting and real estate valuation is a plus. A four (4) year college degree is required, preferably in the field of business or real estate.

The Office of the Elevator Director is charged with the responsibility of improving and modernizing the organizations elevator Fleet totaling 3,338 elevators, which make an average of 1.7 million trips per day, represent five percent of all the elevators in the City of New York and constitute one of the largest elevator fleets in the nation.

The selected candidate will be required to administer rehabilitation and
maintenance contracts; manage mandated inspections; oversee elevator modernization, training and quality assurance of field operations, route control and scheduling; improve efficiencies,
safety and technical support; as well as recommend and approve expenditures for labor, materials, and other assets.

Requirements:
The candidate must be a licensed engineer with a Bachelor’s degree, and 10+ years of hands-on experience in design, construction, installation, and maintenance of all types of vertical transportation equipment and related industry standards.
A valid Agency Elevator Director certificate issued by the NYC Department of Buildings is required.

Skills Required:
