Real Estate Acquisitions Analyst

A highly regarded and well capitalized private real estate investment company and operator based in New York City. Currently owns and manages in excess of $900 million of urban retail and mixed-use assets throughout New York City. The organization continues to acquire prime assets as well as pursue opportunistic investments in both senior and subordinate debt and equity positions often in connection with distressed assets and restructuring opportunities and is poised for continued growth.
RESPONSIBILITIES:
· Building ground-up10 year pro forma models for both equity and debt acquisitions, dispositions and loan financings that contemplate an array of capitalizations and scenarios across all asset classes. Models will incorporate multi-tiered promote structures, several equity classes, and detailed operating cash flows.
· Perform thorough and thoughtful market research to make modeling assumptions with thoughtful analysis and a common sense approach.
· Communicate with executive management on constant basis.
· Coordinate data collection and due diligence with internal team and outside consultants, order and review third party reports, perform tenant credit analysis.
· Prepare investment memoranda for internal investment committee and external partners.
· Manage brokerage relationships and review, execute and coordinate confidentiality agreements and new deal opportunities. Draft letters of intent to prospective sellers.
· Work with legal counsel in connection with due diligence and the negotiation of purchase, financing, joint venture and management agreements.
QUALIFICATIONS:
· We are seeking a self-starting, disciplined, ambitious, high energy individual to join our forward-thinking, dynamic and entrepreneurial organization:
· 2-3 years of analytical experience at an investment bank, real estate private equity/investment firm or institutional investment sales firm.
· Strong quantitative, financial and analytical skills.
· Excellent oral and written communication skills; strong organizational skills and attention to detail.
· Expert user of Excel and Argus.
· Common sense pragmatic thinker with a strong desire to learn.
· Undergraduate degree.
